Policies & Rental Agreement

Please note that submitting your rental deposit constitutes your ‘signature’ on this Rental Agreement, and indicates that you agree to all the terms and conditions listed below.
You must be at least 21 years of age to make a reservation. We reserve the right to cancel any reservation within 30 days of arrival with full refund. Any change to your reservation must be made by contacting us by phone number provided with your booking. We accept Visa, MasterCard, Discover and American Express.

DEPOSITS: Your charge card will be charged the full fee when you book through our website. No service charge is applied.

If you book through our Homeaway listing 3736039 we require an advance rent deposit of $300.00 in order to hold your reservation (payment in full if less than 30 days until stay). Homeaway charges an additional fee when you book through them (I can't control that).
We charge a one-time non-refundable cleaning fee for which we do the house cleaning and laundry after your departure. Deposits are due at time of reservation.
ROOM TAX: Also included in your total balance due, is a room or lodging tax applicable in Lincoln County and the state of Oregon.


Booking dates Sept 15 – June 30: Bookings cancelled with less than 30 days notice will forfeit half the rental fee, unless the home can be re-rented for the entire booking period.
Booking dates July 1 – Sept 14: Bookings cancelled with less than 60 days notice will forfeit half the rental fee, unless the home can be re-rented for the entire booking period.

There is a $50.00 cancellation fee for cancellations. Contact owner to discuss.
No refunds for weather related inconveniences, natural disasters, mechanical failures, acts of government agencies, or utility outages.
No refunds for late check-in or early departures.


A two night minimum stay required, except peak season and holiday where a three night minimum is required. Holidays are Thanksgiving, Christmas, New Year’s, Spring Break, Memorial Day, 4th of July, and Labor Day.
CHECK-IN: 12:00 P.M.: No early check-ins allowed JULY 1 - SEPT 15. Early check-in must be approved by management. Our housecleaning team requires time between rentals to clean and properly prepare our home for the next guest.
HOME SECURITY: We have installed a key-less entry lock on the Sea Anemone door, so all you will need is the 4-digit entry code we will email/text you prior to your arrival. Your user code will be deactivated after you check-out. Your code is unique to you.
CHECK OUT: 1:00 P.M.: No late checkouts allowed JULY 1 - SEPT 15. Although a house cleaner will be cleaning after your stay, we ask that you strip the beds you used, start a load of towels, load dirty dishes and start the dishwasher, put your trash and recycling in the outside cans, and take your food from the refrigerator when you leave. If necessary, return all furniture to the position it was in when you arrived. Close and lock all windows and slider doors, turn thermostats to 55, assure all burners are off, gas stove flame is turned to pilot light and entry door is locked. Additional housecleaning fees will be charged at $25.00
an hour if premises are left in an order that requires extra cleaning time.
BBQ POLICY: BBQ is available March – October. Please scrape BBQ racks with wire scraper after use.
COOKING CRAB in our home is strictly prohibited as the smell is impossible to remove. There are crab cooking facilities at the Port of Alsea in Waldport.
FIREWORKS are not permitted on Oregon State beaches.
BEACH FIRES are permitted if they are built on the ocean sand, away from and west of the beach grass, which is highly flammable. Adhere to state and local fire restrictions during fire season.
LAWN CARE: A local lawn service sets their regular schedule for servicing our lawn. They are fast and efficient and abide by reasonable times of day for their service. We appreciate your understanding and patience if they arrive on any day of your stay.
PET GUEST POLICY: Please pick up after your dog. Doggy bags are furnished. There will be a $50.00 charge if we have to pickup for you. Please do not leave dogs unattended in the home. Dogs are never allowed on furniture or beds. Dogs are not allowed in the loft; the loft stairs are not pet friendly. If there is a flea infestation after your departure you will be charged $100.00. Pets are defined as DOGS only. No cats, birds, snakes, lizards, llamas etc.
NO SMOKING POLICY: The Sea Anemone is a smoke-free environment. For the health and safety of all our guests and our home, there is NO SMOKING or VAPING ALLOWED IN OUR HOME. If smoking of any type is detected in our home you will automatically be charged a $500 fine. If you smoke outside, please use an appropriate ashtray and dispose of your ashes and butts safely and responsibly outside of our home, leaving no trace of smoke. Thank you for your consideration.
QUIET HOURS: Daily from 10pm to 9am. Loud music and parties are never allowed. If neighbors can hear you between the hours of 10pm and 9am you are in violation of this rental agreement.
NO PARTY POLICY: Guests may not have a large gathering in our home or in the public areas - no more than the maximum number of people, dogs, or cars are allowed at our home at any time during your stay. And, they must be part of your reservation list.
MAX. OCCUPANCY & VEHICLES POLICY: Occupancy of 4 people for our home is strictly enforced and fines will be assessed for exceeding the number of allowed or reported guests, including children, adults, and pets. No tents, motor homes or campers are allowed on our property.
MINIMUM AGE: THE PRIMARY GUEST MUST BE 21 YEARS OF AGE OR OLDER TO RENT. The majority of guests must be over 21, or children under adult supervision. You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests under 21 years of age for the entire duration of the rental.


Sea Anemone owners or our representatives reserve the right to enter the premises, if need arises, without prior guest permission. We will make every effort to contact the guest as to the time, purpose, name of representative, and duration of any emergency visit. We do not enter the home unless there is a problem that needs immediate attention. Please be aware that renter may be evicted by the owner (or any appointed representative of the owner), or local law enforcement if guests are unduly rowdy, inappropriate, in violation
of this rental agreement, and/or engaging in any dangerous or illegal activities at a property (including fireworks, etc.). The Primary Renter (the person paying for the rental) is responsible for any expense incurred during the guest stay, including but not limited to damaged, missing or lost items, or personal injury to persons while visiting. Guest acknowledges and authorizes Sea Anemone owners to charge Guest for all damaged and/or missing items or any extra cleaning charges to the premises while occupied by the Guest or Guests Visitors. Guest agrees to indemnify and save harmless the Home Owner for any loss, liabilities, claims, demands, damage, theft, cost or expense whatsoever arising from or related to or in connection with any claim or litigation associated with their use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or loss of property incurred or sustained by them, any visitor and/or other person(s).
EMERGENCIES: If major emergency like fire or injury, call 911. If there is an emergency, please call owner number provided at time of check-in. Our local contact person's name and phone number will be supplied prior to your arrival.

Online Privacy Policy

We respect and are committed to protecting your privacy. We may collect personally identifiable information when you visit our website. We also automatically receive and record information on our server logs from your browser including your IP address, cookie
information, and the page(s) you visited. We will not sell your personally identifiable information to anyone. Please note that our payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
